Thinking of buying or building a NEW house - READ THIS!!!

 

What many buyers don't realize is that all reputable builders routinely budget to pay REALTORS commissions when those agents are representing buyers.  The fee to be paid out as co-operating commission is already built into the price of the home and you save nothing by approaching a builder without an agent representing you. 

 

If fact, some builders prefer that you be represented by a Buyer Agent so that the transaction is a smoother one for all parties involved.  If you do end up dealing with a builder without an agent, you end up negotiating everything yourself, with no advice, with no guidance and with no safety net to prevent you from making costly long term mistakes - and you save nothing!  

 

YES, there are certain little known or not so reputable builders who DO NOT wish to work with real estate agents - primarily because their cheap product lines do not allow enough of a profit margin to allow for a co-operating commission to be paid out. 

 

Furthermore, they entice you with their low base prices and make practically EVERYTHING an option that they add on to the base price.  There is quite a lot that you as a consumer should be aware of when buying or building a new house.   You need an agent with experience in dealing with builders plus working with someone who has "been there and done that"
