Before you list with a family friend, or a rookie REALTOR, please preview the services and experience that Joe and Barb offer to their clients.

Also, do some research on the agent/s you choose.  Just because you see their sign frequently, DOES NOT mean they are the one actually selling the home.  You need an agent that represents both buyers and sellers equally.  Joe and Barb do represent both buyers and sellers equally!

 How does the lockbox system work

In most areas of the Dallas-Ft. Worth metro-plex, REALTORS are using high tech sophisticated electronic lockboxes.  These devices are imbedded with a memory chip and are capable of reading information from an electronic device (keypad) that all REALTORS carry.  Each agent has a unique code number to get the box to give up its contents (the key to your house).  The boxes are programmed to only open from 9AM to 9PM.

Electronic and Combonation Lockboxes There are still some areas where REALTORS are using combination boxes.  If you happen to live in one such area, it will be to YOUR best benefit to use a box that agents in your area are comfortable with.
 

Digital information sheets and technology

Questions to ask ANY REALTOR before listing your house for sale

The choice of which agent you end up listing your house with will most definitely have an impact on what you end up selling the house for, how quickly and how smoothly.   The following questions are designed to help you compare other agents to Joe and Barb.   As most people do, you'll find that it is going to be hard to find many REALTORS that size up to what Joe and Barb offer their listing clients.

 

  1. Does the person you're considering work full-time or part-time as a real estate agent?

  2. Can I contact your last five clients?

  3. What kind of experience and training do you have in negotiating?

  4. Do you have a WRITTEN Marketing Plan for marketing my property?

  5. Where does your company rank among other companies in the area?

  6. Are you a member of the National Association of Realtors?

  7. Are you a member of the Local Board of Realtors?

  8. Are you a member of MLS?

  9. Does your name and company logo attract potential buyers?

  10. Do you stay in touch with me from the beginning of the listing until the closing? How often, in what way?

  11. What support systems do you have in place?

  12. Do you do anything to prepare the house for the market? What is it?

  13. Do you have any special marketing plans, outside of your current method, for selling this property?

  14. Does your name have the ability to attract other agents, that will contact their clients for interest in my home?

  15. Do you prepare professional flyers for the presentation to all interested parties? Do you have a sample of your work?

  16. Will you personally be there when contracts are presented and handle all the negotiations?

  17. What contacting systems do you have in place to make it easy for me to contact you in an emergency?

  18. Are you fully automated with personal computers, fax machine, pagers and voice mail?

  19. Do you provide incentives/bonuses to brokers to get them excited about my home?

  20. Can you show me your marketing program for the last three homes that you have sold? How much time did it take to sell each home?

  21. Do you request that each interested party making an offer on my property, be pre-qualified?

  22. Do you follow-up on all showings of my home, and report the comments back to me?

  23. Do my calls get returned in a timely matter?

  24. How many full time agents do you have in your office that will help you sell my home?

  25. What part of your business is from referrals, from your past clients?

  26. Do you work as a full time Realtor? If not, what else do you do?

  27. Are you an ABR? If not, why?

  28. Do you have a Web Site? Do you directly market the property on the Internet?

  29. Can you give me 5 reasons why I should list with you rather than any other agent who is calling on me?
